I’ve never bought a farm that pencilled the day I bought it. The earliest ones sure pay now (no debt), middle ones pay decent (little debt left) my newest ones take from the cash flow (more debt but happy to own them)
Overall Glad I’ve done more buying then penciling.
If you want it buy it, if you don’t someone else will.
Land purchase needs to pay the money cost and re taxes. Current land prices are long ways from doing that. not saying the top is here currently, but back in the 80s @ the top land price got to where it wouldn't gross interest cost. Things have got to that point again. |
