There is a big difference between over priced land and extremely over priced land. Land will come down if these commodity prices stay around for a few years. Property taxes rising here at rates that are unsustainable. Farmers with a lot of debt will be at great risk going forward. Used machinery is starting to come off crazy high prices. Time for those waiting in the wings to buy land is to bide your time. Buy some cds and wait it out. Put in some TILE. Make your operation better not bigger with high rent and new paint. Home runs were hit in the late 80's on land purchases. Not so much for those who bought in 1980. Caution advised.
Vick, looked at an 80 one county north of me in Mower county Minnesota coming up on auction in about ten days, Steffes if want to Google it. Anyway, I couldn’t friggin believe it, still can’t, but the taxes worked out to $162 acre.was over $13,000 for an 80.
