1. Easement must be signed by mortgage lender also to be bonding if son loses title.
2. I have experienced a problem where people agree to share repair costs - but when needed in future will not agree to allow performance of the repairs or pay for them, so only recourse is to sue them [or subsequent parties they have conveyed title to] in court. Messy
