Back maybe 5 years ago when interest was cheap,Dollar general would give 5% roi leases if you built in an area they were interested in.I think the first 5 years was guaranteed and then would be renewed if the store was profitable.I know a farmer that had ground on the edge of town that built one then added another one 20 miles away 2 years later.
