One major health problem or lawsuit or marriage and divorce and brother and sis are in a decision that could get ugly. If you decide to leave basicly as is I would have tenant write two checks. Also something you may want to consider since you said no heirs is do you each want your share of farm to go to the other in event of death. Different ways to do that.
