You don't know much about rental property do you? Why should he provide something just as nice as he lives in just so someone can tear it up and then move out without paying their rent and a bunch of other bills? That is the reality of being a landlord. Rental property should be structurally sound, have adequate heat, plumbing, and windows. Beyond that I wouldn't worry about being too fancy because chances are it will get ruined. The old saying "No good deed goes unpunished" comes to mind when thinking about rental property.
