The safest and most profitable thing you can do is tear the house down.


That said, I think any anti-liability agreement would just be viewed as an admission of guilt if something were to happen. I think I’d just clearly state in the rental agreement what outdoor areas are included in the rental, and that the bins and some radius around them are specifically not included, then add that violation of that space may be considered trespassing.
