Pick a year in the last 30; look at the price of land, commodities, and interest. Now look at the same figures for the 5 following years. There will have been an opportunity to make it work through one of the options I first posted.

Land is a long term investment. You are going to have a few years of “farm income down” over 25-30. If one bad year is going to break you, don’t buy until you’re in better shape. Also if you own the ground, you get the rent check and you get to sell the ground when you’re done using it. Even if rent only goes up a little right now, what do you think is going to happen in the next boom cycle with $8-10 corn? I’m not saying buy land at any cost. Because we all know the 80s could be just around the corner. Do what’s in the best interest of your operation, every one is different.
