I can only look back 10-15 years because of my age, I have bought what I can afford, the values may have doubled or tripled, but the rent has only increased 25%. One parcel I almost have paid off still doesn’t cashflow and rent royalties won’t impact my ability to buy another parcel, best option is sell it and 1031 it into a bigger parcel.
