What are your long term plans for the house? Since there are no good renters around? Renting out a country farm house is a tough way to make money anyway by the time well, septic, driveway, and maintenance is accounted for. Oil heat around here means a new furnace is on the horizon. I have owned a number of rentals and the ones that cash flowed were multifamily, in town, with utilities that tenants paid.

Being empty does not do a house any good, would be better to sell it or bulldoze it then to heat it.
