I can show you new construction commercial real estate, sitting empty for years. There is also expensive maintenance and upkeep on buildings. Then you have management expenses.
If OP thinks commercial real estate is a lucrative investment over farm land, then OP should invest there.
Also the primary return an investor is looking for is asset appreciation.
