I will tell you right now...........at today's values, 3% is a deterrent to any buyer. 6% total is way too much. May I ask..why didn't you get a realtor?
Do you realize these guys just skinned nearly $300 per acre!!! Next time hire me!.........I'll charge ya ten bucks and go down the road to the neighbor and sell it for $290 less.
