| Are these improved lots? Sewer & water? In my opinion, in this next housing recovery cycle more and more urban folks will elect to move into rural areas. A very long term trend.
You only want to sell a few lots initially- 1/3 max. Get a few homes built & raise the prices.
First, I would find someone who produces architectural renderings. Prepare a artistic layout, elevation view, of how this property will appear when developed. Cost, maximum $1,000. That is your marketing tool & prepare a brochure.
Next, in your development plan, be sure to have restrictions as to the type of home which can be constructed. One bad looking house & your development is a dead duck.
Next, restrict the time as to when the home should be constructed on the lot. You don’t want speculators just holding lots. Never works.
Consider being the builder. You’ll make more $$$ than just development & you then control the style of the development.
Lot size?? Consider the potential square footage of the house size & divide by .35 that would be the minimum…..it all depends on the area & the market you are choosing to approach
