 I think the best way is following along with SC. Take a trip around the country and see what works. Have someone who can draw up a master plan for the housing. No one wants to plunk down a big chunk of money and find out later that somebody built a shack next to him.  If you can't afford to build some spec housing for examples at least have some nice photo's etc. to show what you have in mind and put the deed restrictions on the front page.  One bad house or unfinished at the entrance will ruin it all.  Eleven lots is not big enough to sink a pile of money into development.

  Do you have a sewer and water sysytem in place or are these individual.  One of the sons lives in NC. and they build a lot of small developments out in the country. each development has it's own water and sewer and when the houses are built they are responsible for up keep.  Works well since the lines are all in for the future county wide sysytems.

  Have a few acres ourselves that will lend themselves to development, but haven't started anything yet. figured it was something to do when the carwash closesLaughing.  Lot of things need to be done but following a few good examples in your area will show you what works.
