I have had a 50-50 deal for many years. The landlord pays 50% of the fertilizer and herbicide except, with nt beans, the tennant pays 100% of the burndown. Landlord pays all the lime bill but nothing for seed. the crop is divided 50/50. No term is written in stone. You can craft the terms to fit the parties expectations/needs.
