1/3 2/3 is common here. Landowner pays 1/3 fertilizer. Tenent pays all other expenses. Some is done half and half with landowner taking on more costs. Seems like most owners eventually got to cash rent even though on average it doesn't pay as well. Lots of landowners need a guaranteed income they can count on, even if it is a little less.
