Conger, MN | There might be some merit to offering it to him for a price way above mkt value for land + value of trees + transaction costs (surveying, attorney fees, recording costs, value of your time, etc.).
In all likelihood, he will say "no" and then complain about you. However, he is going to complain anyway. This way, if he complains after the trees are removed and the land is farmed, you can at least say, "I gave you the chance to buy part of it, and you decided against doing so. I told you what we were doing, and you decided that preserving that land was not important enough to you to make the purchase. Too late to complain now."
In the event he happens to say "yes", you've come out well financially, and he gets the privacy that he will have proven is important to him.
