I get calls about land at least 3-4 times a year. Got a call last week actually about a farm that borders another I just bought this winter. Owner wanted to know if I wanted first crack at it before it got listed.
When you are a consistent buyer people notice.
This particular farm was across the road and the lender took possession. They tend to call neighbors in those situations.
