NW IL | Northern IL is a big place with lots of soil types.
In my local area I am aware of a few farms for sale that are considering offers several thousand below list price after sitting on the market 6mo to a year. There's been a couple no-sales as well. And there have been 1 or 2 top selling auctions.
Just kind of depends, but at least in my area I see very little evidence that land is still going up and plenty of evidence that it's either flat or decreasing.
Marginal ground is most at risk, but I've been surprised by some sales on high quality ground being a bit low too. | |
