| Fully agree they certainly are not. IA deeds and mortgages are public record and I review a paid for subscription service that monitors transactions in our market area. It's still not perfect as some may have enough other collateral pledged to not need a mortgage on the new piece, but I assume that to be the exception. A lot of cash buyers have inheritances, 1031 exchanges, or have been very patient. In the case of the patient folks, it's often adjacent or family. Just my observations. | |
