That sounds like about one year of rental income, so I'd say that's a good investment.

The NAT consensus is to bulldoze any old house and never rent residential property, but if you go on a rental forum, I bet you'd find a lot of average intelligence folks who have done just fine for themselves and would all agree never to go into farming! So use that as a lesson, what they don't know about farming is what you don't know about residential landlording. Get some help selecting tenants, that is absolutely the most critical aspect. Better yet, get some help deciding what to fix on the place, how to market it, and how to deal with issues that come up.
