| I cash rent out a small farm to the neighboring dairy farmer. It's HEL ground so the stipulations are that he maintains alfalfa in 4 of the 12 strips and that he applies manure to any ground where he chops silage. I set these conditions prior to negotiating a rental rate. I look at it as protecting my soil and investment. The alfalfa was already established and he has plenty of manure so no big deal. On the ground I rent some fields must have corn or wheat for goose hunting or others can't have corn due to blocking the view. I know this and am ok with it. If not someone else would rent it. I'm ok with anything negotiated up front. What I don't like is surprises after the deal is made. | |
