Cant you have it appraised, take 1/2 the crop payment and plant it to a fully insured summer crop like corn soybeans or milo?
The other thing i would do is get a backhoe and dig a trench down my red line and figure out why the difference in crop. Maybe it is soil type alone but maybe not and maybe it is something you can correct for the future. Soil sample each side also all macros and micros.
Check everything you can think of in the green area vs the brown, nematodes, compaction, salt, i would also check brix but you arent gonna get mech sap out of the dead stuff.
