You are totally overvaluing crop insurance.
In most areas it's just a bandaid.
And you can only milk the cow so much with sustained yield losses. Your aph disappears.
And USDA. Some years yes some years no.
My USDA last year was close to 0.
The land prices have came from:
Good farming methods
Seed genetics
Good yields
Good crop prices for many years, (that are now eroding. And now there's wailing in the streets.)
Above computes to big profit.
