It is either the first or last day of october. You need to do it in person or send a certified letter, if you don't he can claim he didn't get it and you are stuck with him for another year.
Truthfully if you are sure you are going to do it you should go ahead and do it now-may save the tenant some unnecessary planning-or allow him a little more time to do the necessary planning.
