Subject: Not just leases

Almost all self renewing contracts have pretty much been ruled by the Courts to be non enforcable, unless you can document that you sent a letter that was received 30 days in advance of the renewal telling the other party renewal will occurr.
Just too damn many lawyers proving they need postpartum abortion.

Serving notice, Certified mail that gets returned comes with one of 2 boxes checked. If the Delivery refused box is checked, legally, it's the same as if the adressee took it. If the Unable to Deliver box is checked, service in not valid.
Any service by mail generally grants the receiver an extra 30 days to respond.

The standard legal presumption is that a mailing, properly stamped & addressed will be delivered by the Post Office in 5 business days. (we all know that's a joke)
If you want to be a real plick, put a stamp on the envelope, and carry it into the Post Office with a filled out Proof of Mailing, and pay a buck for the clerk to stamp the proof of mailing. You have satisfied the proof requirement, and the recipient generally won't have a clue till they open the envelope. That one gets by a lot of people who don't take Certified Mail, especially if they are on good terms with the rural carrier.

Service in person requires that a third completely disinterested person, over the age of 18, deliver the document, and complete an affidavit of service. In some stated the server must actually hand the paper to the named party, and in others, just dropping it in front of them constitutes service. If you think you're dealing with a jerk, send a professional process server, or the local Sheriff. It's better than getting a friend shot.

For real professional avoiders, nothing works as well as a fruit basket, or a foot square cardboard box with the papers inside.
