Definitely ask. We bought two tracts near the house by calling up the guy and asked would he be interested in selling. He said YES immediately ! He drove down to our house two days later and we made the deal standing next to our house and his property. All went smoothly. Few years later, I saw a guy at town and asked him would he be interested in selling his 80 acres, he said Yup! Wrote him a check in 5 days after lawyers got paperwork drawn up.

Actually, there is a quite a few that’s interesting in selling but don’t want to use a realtor. So, definitely ask them.

Edit, I have purchased over 500 acres without using a realtor. Just between me and the seller. The other properties that was listed with a realtor that I had purchased went smoothly as well. We have purchased some at an auction as well.
