I quit having the landlord pay for chemical 40 years ago when I started. Landlord was skeptical of previous tenant that chemical he was being charged for were actually applied.
You should only pay taxes, 1/3 fertilizer, lime and receive 1/3 of crop. You could even drop paying 1/3 of fertilizer in this day and age.
