SE MN		In Coup’s scenario the LL is the one in charge of all inputs. Makes a huge difference in my income from the 20% if they are going with minimal inputs and happy with lower yields vs applying the inputs needed to consistently raise good crops.

Edit to add: Good for you that you have the type of relationship with the tenant that you can trust them to take care of your farm!
