West of Mpls MN about 50 miles on Hwy 12 | My thoughts as well. The expansion of high speed internet to areas other than metro areas started the trend, and Covid dramatically sped up the well established trend. There is no need for some people to make the commute to the city to accomplish what needs to be done for their job.
We have friends and family that were working full time and part time from home before covid. One neighbor/friend has worked fulltime from home since 2013 working with insurance records. She has even switched jobs at least one time.
